The following guidelines apply to all our Guest Houses unless stated otherwise:
- A minimum stay of two nights is mandatory.
- Breakfast is NOT included in our guest houses.
- Smoking is permitted outdoors only to ensure a pleasant environment for all guests. A $200 cleaning fee will be billed to your credit card if smoking is detected inside the guest house.
- Pets are strictly prohibited in all guest houses!
- Check-in time is 3:00 pm
- Check-out time is 11:00 am

These homes are privately owned. We ask that you respect the property and treat the houses as if they were your own. The owners strive to maintain reasonable rates so that everyone can relish their time in Fredericksburg, Harper, Mason, & Llano. This can only be achieved by keeping operational costs to a minimum. Many of the homes feature antique furnishings and collectibles, so we ask you to handle these items with care. By minimizing damages and excessive cleaning, maintenance costs can be kept low.
